Green Grass Studios Featured in Dallas Innovates: The Link at 2601 Olive

We are honored to see our work highlighted in Dallas Innovates coverage of The Link, a transformative office tower connecting Uptown, Victory Park, and Downtown Dallas.

Developed by Kaizen Development Partners and designed by BOKA Powell, The Link is a 25 story Class AA office development located at 2601 Olive Street. The project bridges three of Dallas’ most dynamic districts and introduces a forward thinking workplace experience rooted in wellness and walkability.

Our team at Green Grass Studios partnered closely with BOKA Powell, Kaizen Development, and Thirty Four Commercial to create the marketing architectural visualizations that helped bring The Link to market well before its delivery.

Visualizing Connection in the Heart of Dallas

The Link occupies a prominent triangular site formed by Cedar Springs Road, Akard Street, and Ashland Street. The building’s name reflects its physical and experiential role connecting Uptown, Victory Park, and Downtown Dallas.

Through cinematic exterior renderings and lifestyle driven imagery, our goal was to clearly communicate:

• The tower’s urban presence and architectural identity
• Its relationship to surrounding retail and walkable amenities
• The energy of the north Woodall Rodgers submarket
• The indoor outdoor amenity experience

When marketing a speculative office development, clarity is critical. Strong visuals help leasing teams articulate scale, quality, and experience long before construction is complete. In a competitive submarket, that clarity becomes a strategic advantage.

A Wellness Forward Office Environment

One of the most compelling aspects of The Link is its early commitment to wellness and air quality. Designed in 2018 well before the pandemic reshaped workplace expectations, the building incorporated:

• An enVerid HLR HVAC Load Reduction system for improved indoor air quality
• Humidity control to enhance comfort and productivity
• Touchless entries
• Destination dispatch elevators to reduce congestion
• An indoor outdoor amenity floor with terrace access

These features positioned The Link as a forward thinking workplace environment aligned with evolving tenant priorities.

Our visualizations helped illustrate not just the physical structure but the experience of the space, including the natural light on the terrace, activation at street level, and the elevated amenity floor designed to foster connection and well being.

Supporting Leasing and Momentum

At the time of coverage, leasing was led by Sarah Hinkley Kennington of Thirty Four Commercial and Blake Shipley of JLL. With limited new deliveries in 2021 and strong occupancy in the submarket, The Link entered the market with significant momentum.
