In today’s evolving real estate landscape, staying competitive demands inventive strategies to engage prospective tenants. An essential tool in the multifamily industry’s toolkit is 3D visualization, transforming how properties are presented, encountered, and invested in. Green Grass Studios’ premium 3D technology proves invaluable across various stages of multifamily development, including city planning, approvals, pre-leasing, and then stabilization.

City Planning and Approvals

The ability to visualize spaces in three dimensions helps in identifying potential issues early in the design phase, leading to more efficient and effective planning. Many of our clients throughout the years have found more success when using renderings in submissions to city building officials. They understand the design much better than when not sending renderings. Not all city building officials that approve drawings or plans have vast experience within the design world. Their focus is primarily code enforcement and enforcing any design restrictions. The best way to communicate a design can be to show them.

Providing city building officials renderings to look at won’t allow them to guess what your design will look like or won’t look like. You will be able to illustrate every angle and sense of the design directly on a photorealistic image. This eliminates what feels like the never-ending back and forth communication with the city needing additional information to finalize the approval—saving you time.

For example, with Elan Addison Grove we presented multiple brick options and metal finishes for the developer to gain approval from the city of Addison.

Lease-Up Process

Gone are the days when flat blueprints and static images were the only means of showcasing a property. With 3D visualization, multifamily developers can offer immersive virtual walkthroughs. Prospective tenants can now explore apartments, communal spaces, and amenities from the comfort of their homes. This immersive experience not only saves time but also allows potential renters to envision themselves living in the space, fostering a deeper connection with the property.

Multifamily properties often compete in bustling real estate markets. To stand out, developers need captivating marketing strategies. 3D visualization empowers marketing efforts by offering visually stunning and interactive presentations. High-quality renderings and virtual tours create a powerful impact, leaving a lasting impression on potential tenants and investors. It’s not just about displaying a property; it’s about telling a compelling visual story that resonates with the audience.

As the multifamily industry continues to evolve, embracing the power of 3D visualization is not just an option; it’s a necessity. The ability to create immersive experiences, refine designs with precision, and enhance investor confidence positions multifamily developments at the forefront of innovation. By harnessing the potential of 3D visualization, the multifamily real estate sector is not just selling spaces; it’s selling dreams, aspirations, and a vision of a better, more comfortable future for tenants and investors alike. Welcome to the future of multifamily real estate—where innovation meets imagination, transforming properties into immersive, visually compelling experiences.

Stabilization Period

Stabilization period is primarily about maintaining the property’s occupancy rate and keeping it in good condition so that it will be attractive to potential buyers when it comes time to sell. Green Grass Studios’ Virtual Interactive Tour, or 3D Walkthrough, is primarily used while the project is under construction. Its uses can extend into stabilization and be used for potential tenants that can’t see the property in person to assist in the leasing process adding more to the sales toolkit. Leasing agents can show a unit to potential tenants even when it is currently occupied. These images or virtual tours can show the look of the property fully finished without distractions. If a space isn’t presentable via facetime leasing with a tenant, you can send the fully polished 3d rendering that is able to show the space in a marketable presentation. Once high quality photography is available, our Virtual Interactive Tour can easily be updated to use these images instead of 3D images when the building is no longer under construction.
